Scan to BIM services involve taking point cloud data generated from laser scanning and converting it into accurate 3D BIM models (Revit, AECOSim, or ArchiCAD). This process is critical for improving the accuracy of renovation and restoration projects, enabling informed decision-making and efficient execution. Scan to BIM also delivers detailed 2D CAD drawings from the point cloud data

Capture verified, facility-ready documentation. As-Built Scanning focuses on capturing accurate as-built conditions of building systems or structures using 3D laser scanning. The output documents every construction change and provides precise and clear As-Built documentation for record-keeping, asset management, and facility operations. This documentation represents the field-verified elements at the highest level of development (LOD 500)

Maintain consistency and verify construction against design. Our services support construction verification through clash detection analysis, comparing the design model to the point cloud data, or comparing cloud data to another cloud dataset. For larger sites, scan data is used to install, measure, and adjust an ongoing control network for setting out and subsequent survey works, ensuring all works are completed on a consistent grid. We also use the BIM model during construction to continuously monitor the project and track progress

Large-scale topographical data for planning and design. Utilizing 3D laser scanners, we capture large urban areas. The resulting point cloud information is used to produce 2D or 3D topographical surveys (TOPO). This reality capture data supports urban planning, allowing for comprehensive planning and design needs, including 3D modeling for Rights of Light analysis. We employ long-range scanners, such as the Reigl VZ-400, for large-scale capture.

What are the primary deliverables of 3D Digital Surveying?

The primary deliverable is often the registered point cloud. From this point cloud data, we can also generate a wide range of vector files, including BIM ready formats such as Revit, detailed 3D CAD models, 2D documentation (floor plans, sections, elevations), PDMS for industrial applications, and metric images like Orthophotos.

3D laser scanning is highly versatile and is applied across numerous fields, including Architecture & Construction, Industrial applications (like power stations and oil installations), Heritage sites for highly accurate documentation, Urban Planning, Offshore installations (oil rigs), and Reverse Engineering of elements.

During construction, digital surveys enable Construction Verification and clash detection analysis by comparing the design model directly to the captured point cloud data.
